1. Two Lives Side by Side

In Ward No. 3 of Khalkala City, two houses stood directly across from each other on a narrow street. Their owners had once shared a close and friendly relationship.

The two-story house on the right belonged to Attorney Tofol, a forty-year-old lawyer who lived with his wife and two children. He left for court at 9:00 a.m. every morning and returned home around 8:00 p.m. People in the neighborhood knew him as “the Quiet Lawyer.” He charged reasonable fees and handled his cases carefully, paying close attention to documents and legal procedures.

The house on the left belonged to Goraj, a forty-two-year-old businessman. He had once been one of the area's leading clothing merchants, with three shops and two warehouses. But after the COVID-19 pandemic, his business began to suffer losses. His original bank loan had amounted to 8 million taka. With interest and other applicable charges, the outstanding debt had grown to 12 million taka. His house, shops, and land had been mortgaged as collateral.

The two families had once been very close. During Eid, they exchanged vermicelli desserts. During Eid al-Adha, they shared meat from their sacrificial animals. Whenever one family faced difficulties, the other offered support.

But as Goraj's financial situation worsened, his behavior began to change. Debt, business losses, and uncertainty about the future made him increasingly anxious and irritable.

2. Trouble at the Market

Last month, a dispute broke out between two business groups over a five-decimal plot of land in Khalkala City's marketplace. Both groups claimed rights to the property and wanted the shops associated with it. What began as a verbal disagreement grew so heated that the parties eventually became involved in a physical confrontation.

The dispute reached court, and Attorney Tofol agreed to represent one of the parties.

Goraj was an established businessman with considerable local connections. He believed he could use his influence to settle the dispute himself.

He called representatives from both groups together and said, “I'll settle this matter. There's no need to spend money on lawyers or drag everyone through court proceedings.”

When Tofol heard about Goraj's involvement, he became concerned. The dispute involved land ownership, legal documents, and competing claims. It was more than a simple personal disagreement.

One afternoon, Tofol invited Goraj to his house.

“Brother Goraj, I need to tell you something. This isn't really a matter for a businessman in your position to handle. It's more appropriate for someone like me, a lawyer. The dispute involves legal issues. If you try to settle it without following the proper procedures, you could make the situation even more complicated.”

Tofol intended his words as friendly advice. Goraj, however, interpreted them as an insult.

3. An Explosion of Pride

Goraj's face turned red with anger.

“Don't come here trying to lecture me. So what if you're a lawyer? If necessary, I'll fight against you and settle this matter myself!”

Tofol chose not to argue.

“All right, brother,” he replied.

But Goraj did not let the matter go. At the marketplace, in tea shops, and even outside the mosque, he began making disparaging remarks about Tofol.

“What are lawyers, anyway? They only understand paperwork and money. They don't understand the problems ordinary people face.”

Some people agreed with Goraj. Others tried to explain that consulting a lawyer in a legal dispute was not a sign of weakness. It was a way to protect one's rights through the proper process.

Goraj refused to listen.

As the days passed, his resentment toward Tofol grew. Distrust gradually replaced the friendship that had once connected their families.

Meanwhile, Goraj was making no realistic plan to address the financial problems threatening his business.

4. The Lawyer's Decision

Tofol spent three nights struggling to sleep. Goraj's behavior had hurt him, and he was also worried that the conflict could disturb the peace of the neighborhood.

He thought, “This man is neglecting his own business problems while interfering in other people's affairs. If he continues like this, he'll hurt himself and create trouble for everyone around him.”

After making inquiries, Tofol learned that Goraj had fallen six months behind on his bank loan payments. The bank had sent him three notices.

Tofol met with a bank official to learn about the loan agreement, the outstanding balance, and the status of the mortgaged property. He made it clear that he was not seeking an unlawful advantage or trying to harm Goraj out of personal resentment.

The bank explained that if the default remained unresolved, it could pursue the sale of the mortgaged property under the loan agreement and applicable law. The appropriate notices, sale procedures, auction requirements, and ownership-transfer formalities would have to be followed.

Tofol understood that Goraj's situation was serious.

He also knew that a borrower falling behind on a loan did not mean that anyone could simply purchase the borrower's property on whatever terms they wanted. The bank's authority to sell, the auction conditions, the property documents, and the applicable legal requirements all had to be checked.

A few days later, the bank began the process of selling the mortgaged property at auction. The required notices, auction terms, and other formalities were completed.

Tofol decided to participate. He reviewed the property documents and auction conditions. He considered the property's status and financial risks before deciding to submit a bid.

On the day of the auction, many local businesspeople were reluctant to participate. They were concerned about the bank loan, the property documents, and possible liabilities.

After the required procedures had been completed, Tofol's bid of 7 million taka was accepted. He paid the required amount, and the bank completed the applicable post-sale formalities.

A bank official remarked, “You've taken on a difficult deal, sir.”

Tofol replied, “I've considered the risks. But everything must be handled according to the law.”

Even so, Goraj's earlier insults still troubled Tofol. He had not entirely put his personal resentment behind him.

5. Losing His Footing

That afternoon, Goraj learned that his mortgaged property had been sold at auction and that Tofol was the buyer.

He sat down in shock, holding his head in his hands. His home, his business, and his family's security were suddenly uncertain.

His wife began to cry.

“Where are we going to live now? Where am I supposed to take the children?”

Their younger son approached his father and asked, “Dad, won't our house belong to us anymore?”

Goraj could not answer.

The man who had spoken so confidently in front of other businesspeople only days earlier now sat helplessly before his own family.

That evening, Goraj went to Tofol's house. His eyes were red, and he looked exhausted.

Tofol invited him to sit down and offered him water and tea.

Goraj spoke quietly.

“Brother, I've made many mistakes without understanding the consequences. I spoke against you and treated you badly, and in the end, I hurt myself. Please forgive me. If there's any way for me to recover my property, please help me find it.”

Tofol remained silent for a moment.

Goraj continued, “My son's school fees are overdue. My wife's jewelry is also pledged as collateral. My business has nearly come to a standstill. Please help me find a way out.”

Tofol understood that Goraj was genuinely struggling. However, he also knew that after an auction and the completion of the relevant transfer procedures, the property could not simply be returned on the basis of a conversation.

He said, “Brother Goraj, I take no pleasure in seeing your family suffer. But there must be a lawful way to transfer the property back. If the ownership transfer has been completed, we can't simply cancel the transaction because we've talked about it.”

Goraj lowered his head.

“I understand. I'm facing the consequences of my own mistakes. But if you can show me a way forward, I'll try to rebuild my life.”

6. The Condition

Tofol thought carefully before answering. He wanted to help Goraj, but he knew it would be wrong to make promises based solely on emotion.

He finally said, “Brother, if you can arrange the 7 million taka I paid for the property, along with the applicable costs of a new transaction, we can consider selling it back to you. But first, we must verify the property's current legal status and make sure there are no legal obstacles to another sale. Everything must be properly documented.”

Goraj looked distressed.

“I don't have that kind of money. I couldn't even repay my previous bank loan. Getting another loan will be difficult.”

Tofol replied, “Your previous loan history may make it harder to qualify for new financing. Getting a loan isn't enough by itself. You'll need to show that your business can generate income and that you can afford the payments.”

Goraj folded his hands.

“You're a lawyer, brother. Helping people find solutions to their problems is part of your profession. Please show me the right way forward.”

Tofol answered, “I can give you legal guidance and help you understand your options. But I can't run your business for you. You must accept responsibility for your mistakes and move forward with a realistic plan. Don't let anger or pride control your decisions again.”

Goraj nodded.

“I promise, brother. From now on, I'll understand the situation before making a decision.”

Tofol said, “Bring all your business records tomorrow. We'll review your income and expenses and see what options are available.”

7. A New Loan and a Fresh Start

The next day, Goraj arrived with his old business records, sales figures, outstanding debt information, and a plan for the future.

Tofol reviewed the documents carefully. They examined where the business had lost money, which shops might be able to operate profitably again, and how much investment would be needed to keep the business running.

They then contacted a bank.

Goraj presented his financial situation and business plan. Tofol offered to act as a guarantor after considering his own financial capacity and the risks involved.

However, Tofol did not pressure the bank to approve the application. The bank independently reviewed Goraj's credit history, potential income, business plan, repayment capacity, and any required collateral.

Only after the bank determined that its lending requirements had been met did it approve a financing arrangement. That arrangement gave Goraj a way to raise the 7 million taka he needed.

Once the funds became available, Goraj discussed buying the property back from Tofol.

This time, they did not rush into a deal. They reviewed the ownership documents, the original auction records, the legal requirements for a new sale, and the applicable taxes and registration costs. They also considered whether any legal obstacles needed to be resolved first.

After the necessary checks were completed, Tofol and Goraj agreed to a new sale. Goraj paid the agreed amount. The required documents were prepared and registered, and the applicable transfer formalities were completed. Ownership was then transferred back to Goraj.

Tofol, Goraj, and three respected members of the neighborhood were present on the day the new transaction was registered.

Before signing the documents, Goraj stood before everyone.

“My name is Goraj. From today onward, I promise to focus on my business. I won't rush to solve every problem outside my field of expertise. When a legal issue arises, I'll consult a lawyer. I won't let stubbornness create hostility between me and other people again.”

He turned toward Tofol.

“I treated Brother Tofol unfairly and spoke against him. Even so, he helped me find a way to rebuild my life. I'm grateful to him.”

Tofol replied, “What matters most is that you've learned from your mistakes. Focus on your business, brother. If you face another legal problem, come to my office first. I'll advise you according to the law.”

Goraj nodded.

The two neighbors began rebuilding their relationship. This time, they understood that maintaining a good relationship required more than familiarity. It also required respect for each other's rights and professions.

8. One Year Later

A year had passed.

Two of Goraj's shops were operating again. He had reduced the scale of his business and was following a more realistic plan. He made his monthly loan payments, cut unnecessary expenses, and kept written records of his business transactions.

He no longer rushed to intervene in every dispute. When people asked for business advice, he shared his experience. But when a matter involved land ownership, lawsuits, or contracts, he encouraged them to consult a lawyer.

Tofol continued practicing law and attending court. Despite his busy schedule, he maintained good relationships with his neighbors.

One morning, he met Goraj at the marketplace.

Tofol smiled and asked, “Brother, how's everything going?”

Goraj smiled back.

“Thank God, it's better than before. Your advice has helped me.”

Tofol replied, “Keep your business records in order. Make your loan payments on time. And if you run into trouble, seek advice before the situation gets worse.”

Goraj said, “I won't make the same mistakes again.”

Several businesspeople nearby overheard their conversation.

One of them remarked, “Pride can prevent people from recognizing their own mistakes. If they acknowledge those mistakes in time, they can avoid even greater losses.”

Another added, “Knowing the law isn't the same as taking the law into your own hands. We should respect other people's professions while doing our own work responsibly.”

That day, Goraj returned to his shop and spent a long time reviewing his account books. He remembered how his pride had nearly cost him his home, his business, and his family's security.

He finally understood that putting others down would never make him a better person. He also realized that helping someone did not mean taking over all their responsibilities. Genuine help meant giving someone the opportunity to stand on his own feet again.

Tofol learned something, too. Protecting one's rights through the law was important, but personal resentment should never influence the pursuit of justice.

The two neighbors rebuilt their relationship, and life gradually returned to normal. Their experience left the people of the neighborhood with an important lesson.

Pride can lead people toward ruin. Wisdom, self-control, respect for the law, and responsible assistance can help people learn from their mistakes and find a way forward. (The End)

(সমাপ্ত) ©️All Right Reserved by Junayed Ashrafur Rahman
